TATERU Now Has over 70,000 Members! Digital Transaction to be Available for Public Offering from August onwards! TATERU Funding for Investing with only 10,000 Yen per Share Capital-Oriented TATERU AP Fund Nos.40-43 to be Created!

TATERU, Inc. (head office: Shibuya-ku, Tokyo; representative director/CEO: Daisaku Furuki; securities identification code: 1435; “the company”) has decided to create Capital-oriented TATERU AP Fund Nos.40-43 under “TATERU Funding” real estate crowdfunding. The company also announces that digital transaction will be available from Capital-oriented TATERU AP Fund No.40 onwards.

Capital-oriented TATERU AP Fund Nos.40-43

“TATERU Funding” is real estate crowdfunding allowing investors to easily subscribe with just 10,000 yen per share through the app. TATERU has more than 70,000 members as of July 23, 2018.
Under “TATERU Funding,” the company will launch a public offering of Capital-oriented TATERU AP Fund No.40, 41, 42, and 43 on a first-come, first-served basis on August 8, 2018.
Capital-oriented funds allow investors to receive two types of dividends, conventional income gain as well as capital gain from sale of a property. The four Capital-oriented TATERU AP Fund properties feature “TATERU kit,” IoT tools for rental housing.
The company will continue its focus on creating capital-oriented funds.

Digital transaction to be introduced

On April 26, 2018, TATERU Funding was granted a digital transaction license*1 under the Act on Specified Joint Real Estate Ventures. Based on this, digital transaction will be available for TATERU Funding from Capital-oriented TATERU AP Fund No.40 onwards. Prospective investors can now view and sign agreements and store agreement documents online*2. Simplified contract process will significantly reduce time required to sign a contract while enabling secure unified management of agreement documents*3. The company will further create funds by eliminating conventional tasks to prepare and mail agreement documents, thus improving business efficiency.
The company will continue enhancing the usability of TATERU Funding and offer new IT-based services.

*1 The company is the first operator in Tokyo granted a license under the Act on Specified Joint Real Estate Ventures.
*2 Members are required to consent to an online agreement at the time of registration. Relevant documents are not available for view online before the online agreement.

What is “Capital-Oriented Fund”?

“Capital-oriented fund” is a product that allows you to ensure two types of dividends, i.e., conventional income gain and capital gain. In addition, you can invest in a pre-completion phase and identify the progress of the construction process on the Web (※), enabling you to experience full-scale apartment management firsthand. About IoT apartments

 
“TATERU Apartment”, IoT apartments comes standard with “TATERU kit” that applies IT to rental housing. “TATERU kit” is composed of five IoT devices, namely, Central Controller, a tablet-type gateway, Tag Security that detects opening and closing or vibration of the window and notifies a smartphone, Nature Sensor Remote Controller leveraging IR (infrared ray), Smart Lock that can be unlocked in 4 ways and Smart Light, which can control the intensity or color of lighting remotely from anywhere.
